The Borough of Naugatuck will host all Land Use board meetings remotely and in person until further notice. Public attendance is allowed in Town Hall. Public Comment or Testimony can be accepted via email in written form at ecarter@naugatuck-ct.gov prior to a meeting. Members of the public may also testify by video during these meetings. Name and address will be required to comment.

Please be advised that the Zoning Commission Meeting scheduled on Wednesday November 20, 2024 at 6:00 P.M. will be held in person for the Zoning Commission Members and Applicants in the Naugatuck Town Hall, 4th Floor, Hall of Burgesses, 229 Church St. The meeting will be held virtually via ZOOM for members of the Public. Public may attend.

Agenda

 

1.   Call to order, pledge of allegiance and attendance will be taken. After determination of a quorum, Alternates will be designated as voting members, if necessary.

 

2.    Approval of the October 16, 2024 Meeting Minutes and the secretary will sign previously approved minutes.

 

PUBLIC HEARINGS

 

CONT’D PUBLIC HEARING: 6:05 P.M. – Special Permit Application for a proposed Residential/Commercial Development for the property located at 90 Old Firehouse Rd., Applicant; Pennrose Properties, LLC.

Public hearing opens 10/16/24 must close by 11/20/24 unless an extension is requested by applicant.

 

PUBLIC HEARING: 6:10 P.M. – Special Permit Application for a proposed storefront Church Use for the property located at 727 Rubber Ave., Applicant; The Pentecostals of Naugatuck.

Public hearing opens 11/20/24 must close by 12/25/24 unless an extension is requested by applicant.

  1. Commission discussion/decision for a Special Permit Application for Phase 2 Residential/Commercial mixed-use development for the Property located at 90 Old Firehouse Rd., Applicant; Pennrose Properties, LLC.

     

  2. Commission discussion/decision for a Special Permit Application for a proposed storefront church in Mt. View Plaza for the property located at 727 Rubber Ave., Applicant; The Pentecostals of Naugatuck

     

  3. Commission discussion/decision for a Site Plan Application for Fox Hollow Silver Ridge Development, Applicant; Girard Tunney. Commission must vote by 12/20/24.

 

4.     NEW BUSINESS:

 

  1. Commission discussion/decision for a Site Plan Modification to add a drive thru pick up lane and feed center for the property located at Tractor Supply, 1160 New Haven Rd., Applicant; Charisse Mathis.

     

  2. Accept a Special Permit Application, refer to the Planning Commission and set a Public Hearing date for Wednesday December 18, 2024 at 6:15 PM for a proposed distribution center for the property located at 0 Pondview Dr. (Acct # 070-8840), 0 Waterbury Rd (Acct # 070-8841), 0 Great Hill Rd (Acct # 030-7051), 191 Sheridan Dr. (Acct # 044-4400) and 0 Sheridan Dr. (Acct # 070-8830), Applicant; BMG Waterbury, LLC.
