The Borough of Naugatuck will host all Land Use board meetings remotely and in person until further notice. Public attendance is allowed in Town Hall. Public Comment or Testimony can be accepted via email in written form at ecarter@naugatuck-ct.gov prior to a meeting. Members of the public may also testify by video during these meetings. Name and address will be required to comment.

Please be advised that the Zoning Commission Meeting scheduled on Wednesday June 18, 2025 at 6:00 P.M. will be held in person for the Zoning Commission Members and Applicants in the Hall of Burgesses 4th Floor Town Hall, 229 Church St. The meeting will be held virtually via ZOOM for members of the Public. Public may attend.

MEETING AGENDA

 

1.   Call to order, pledge of allegiance and attendance will be taken. After determination of a quorum, Alternates will be designated as voting members, if necessary.

 

2.    Approval of the May 21, 2025 Regular Meeting Minutes and the secretary will sign previously approved minutes.

 

PUBLIC HEARINGS

 

  1. Cont’d PUBLIC HEARING: 6:05 P.M. – Petition for a proposed Zone Change from R-8 to RA-2 for the property located at 684 Field St (Acct# 013-2400), RADD to RA-2 for properties located at 0 Millville Ave (Acct# 013-2510) and 0 Millville Ave (Acct# 013-2402) 0 Millville Ave (Acct# 013-2403) 684 Millville Ave (Acct# 013-2500), Applicant; JP Connelly, LLC and Seamus Connelly.

Public hearing opens 5/21/25 must close by 6/24/25 unless an extension is requested

 

      B.  PUBLIC HEARING: 6:10 P.M. – Special Permit Application to remove up to 1000 cubic yards of 

            earth material to build a new house for the property located at 229 City Hill St., Applicant; Maikol

            Sanchez.

  1. Commission discussion/ decision for a proposed Zone Change from R-8 to RA-2 for the property located at 684 Field St (Acct# 013-2400), RADD to RA-2 for the properties located at 0 Millville Ave (Acct# 013-2510) and 0 Millville Ave (Acct# 013-2402) 0 Millville Ave (Acct# 013-2403) 684 Millville Ave (Acct# 013-2500), Applicant: JP Connelly, LLC and Seamus Connelly.

     

  2. Commission discussion/decision for a Special Permit Application for the removal of up to 1000 cubic yards of earth material for the construction of a new house for the property located at 229 City Hill St., Applicant; Maikol Sanchez.

 

4.     NEW BUSINESS:

 

  1. Commission discussion/decision for the bond to be set at $35,000 for the site development for the property located at Lot 12 Naugatuck Industrial Park, Applicant; Water St. Management, LLC, Anthony Gallagher.

     

  2. Commission discussion/decision for a site plan modification for a previously approved 250 sq ft (25x10) to be modified to 300 sq ft (30x10) for the property located at 162 Spring St., Applicant; Culture Fresh Foods, Inc.

 

5.    Motion to recess to the Aquafer Protection Agency meeting
